From over 10,000 applicants, for building regulations approval in West Yorkshire, One17 Design are proud to announce they have been chosen as the winner of the New Dwellings: 2-15 units for The Building Excellence Awards 2014

The Building Excellence Awards 2014, are given in recognition of excellence and quality workmanship by construction professionals for projects that have been completed within the last twelve months.

Launched by the five West Yorkshire authorities ten years ago, Bradford Metropolitan District Council, Calderdale Council, Kirklees Council, Leeds City Council and Wakefield Council, these awards are presented to builders who achieve outstanding quality in their construction work.

Each year 10,000 applications are received in West Yorkshire for building regulations approval, and local authorities make over 45,000 site inspection visits. Throughout the year building control surveyors look out for work of a particularly high standard to nominate projects for the awards. From these applications and visits, building control surveyors then nominated the projects they feel are worthy of an LABC Building Excellence Award 2014.

Each scheme is scored against a range of criteria. The judges then visit those projects achieving the highest scores to select the winners. The awards are open to all LABC customers based in West Yorkshire. This year’s winners were chosen by the judges from 44 finalists for the 13 awards.

The Building Excellence Awards 2014 is an excellent event to showcase the range and expertise of construction-related projects taking place across the West Yorkshire region.

And the next step? The LABC National Awards in London!

May News

The fit-out of No. 7 is progressing well. The 1^st fix plumbing and electrical work is now complete to the first and second floors. The plasterers have started work on the second floor and will be working their way down through the house over the next couple of weeks. The detailed drawings for the fit-out of No. 1 are now largely complete, allowing the joiners, plumbers and electricians to start work in the property as soon as they have finished in No. 7. 

The month ended on a positive note, with a sale being agreed on No. 6. The property is now sold subject to contract, and is therefore no longer available for viewings. 

From 1^st July there will be a price increase of 5% on the list price of all 5 remaining properties at Delamere Gardens. All sales agreed (subject to contract) prior to this date will be honoured at the current price.

April News

Progress has been focused on the lower corner of the site during the past month.

Work is progressing well on the roof of No. 9, which should be tiled in the next couple of weeks. The windows are due to be installed in early May allowing the shell to be sealed.

The fit-out of No. 7 is well underway. The internal partitions are in place and the 1^st fix plumbing and electrical work has started. The staircases have been installed so accompanied viewings are now possible. Contact Meg Plummer on 01484 668017 for further information. 

Further afield, the One 17 Design team have been in Milan for the annual furniture fair. 
One 17 have established links with several furniture designers and suppliers over the years, many of which we have specified at Delamere. The fair gave us the opportunity to see their latest collections, and encounter young new designers who were exhibiting at the city’s fringe events for the first time. 

March News

March got off to a busy start at Delamere Gardens with the Meet The Designers open day.

There were lots of new viewers taking the opportunity to discuss the layouts, design features and finishes of the houses. The next Meet The Designers event is taking place on Sunday 6 April between 1.00 – 4.00pm.



If you are not available on that date, fear not. From Thursday 27 March, No.s 2, 6 and 8 Delamere Gardens will be available to view every Thursday and Friday between 10.00am – 4.00pm. Appointments are not necessary. Simply introduce yourself at No. 2, adjacent to your entrance gates and a member of the One 17 Residential team will show you around. Elsewhere on the site, the sale has now completed on No. 5, Delamere Gardens. One 17 ID were engaged by the purchasers to design additional built-in furniture, and coordinate the furniture and soft furnishings. Work is now complete, save for a few finishing touches.

The roof structure on No. 9 is now complete and work is progressing on the roofing.

February News

The shell of No.7 was completed in November last year, but the design team and fit-out team were diverted to work on No. 3 and No. 5 for their respective purchasers. With No. 3 and No. 5 now complete, work can begin on the fit-out of No. 7. The bathrooms, kitchen and fitted furniture have been designed, and detailed drawings produced. Plumbing and electrical work is due to start in the house later this month.

Work is progressing quickly on No. 9 and the steel-framed roof will start going on before the end of February.

With the drawing work complete on No. 9, the design team is now turning their attention to No. 1. The shell has been complete for some time and work has now started on the detailed design, following some amendments to the internal layout. The Ground Floor has been reconfigured to incorporate a Library and a mezzanine has been introduced to provide 'bed decks' in Bedrooms 2 & 3. these secondary sleeping areas will be accessed via a ladder from the bedrooms.

January News

The end of 2013 proved to be a busy time on site and there have been many noticeable changes.

The entrance gates have been installed and are now operational, providing a greater level of security to the residents of Delamere Gardens.

The right hand branch of the road has been topped with its final layer of tarmac, which completed phase one of the site.

Work has started on the foundations of No. 9, which is the last home to be built as part of the second phase of the site. Phase three comprises No. 13A, Fixby Road which has access directly from Fixby Road.

No.3 Delamere Gardens was completed in December, and the purchasers moved in just in time for Christmas. One17 ID were employed by the purchasers to provide a full interior design service, including additional built-in-furniture, general furniture and soft furnishings.
